The moment the contract goes binding. Send it over and the binding agreement list starts immediately, so status changes, compliance review, and the intro email to all parties are handled before you get to them.
Yes. Brokerage specific forms, the wire fraud form, the affiliated business disclosure, and the green sheet are all part of the standard file.
They will know exactly who I am. I send an introduction email early explaining my role, which cuts the number of status calls that reach you.
Terminations are part of the business. Ask me how I handle the fee on a dead file and I will tell you straight, before you send the first one.
Most of my files are metro Atlanta, where I work in both FMLS and GAMLS. I take files elsewhere in Georgia too, and a handful of Alabama contracts each month. If your board runs a different MLS, tell me which one and I will confirm access before you send the first file. Coordination runs by email and phone either way, so where the property sits does not change how your file gets handled.
